Lexington Labs Amenity Spaces
Transforming a 1960s site into a breathtaking biotechnology playground that redefines workplace energy and connection.
Bergmeyer was engaged by Greatland Realty Partners to reimagine the amenity spaces of the Lexington Labs campus; a four-building, 300,000-square-foot life science and creative office complex in Lexington, Massachusetts. Our mission was to transform the original 1960s space into a modern, cohesive environment that would attract and serve current and new cutting-edge biotech tenants.
The primary objective centered on repositioning strategic amenity space renovations. Bergmeyer focused on designing approximately 9,000 square feet of interior spaces, including a fitness center, kitchen and café, communal areas, and connecting spaces that would unify the campus and create an appealing environment for innovative companies.
Our design approach tackled significant challenges, particularly converting an existing boiler and mechanical room into a state-of-the-art fitness center. This required intricate coordination with contractors and engineers, involving precise structural modifications, including raising the floor by three feet and creating new window penetrations.
The renovation prioritized tenant experience and sustainability. Key features include an expansive Craft Food Hall open-air eatery, a fitness facility with garage doors allowing outdoor workouts, secure bicycle storage adjacent to the Minuteman Bikeway, and thoughtfully designed communal spaces that encourage collaboration and community building.
Bergmeyer carefully adhered to Greatland's existing branding package, creating a clean, crisp, and modern campus aesthetic. The design seamlessly integrated functional amenities with contemporary design elements, transforming the site into an attractive destination for life science and technology companies.
The project exemplifies Bergmeyer's commitment to creating dynamic, purpose-driven environments that positively enhance workplace experience, support employee well-being, and meet the evolving needs of modern organizations.
