Toll Brothers' first urban Pennsylvania project transforms Philadelphia's artistic Callowhill neighborhood - where industrial heritage meets contemporary design, proving that elevated living can honor local character rather than erase it.

In Philadelphia's historic Callowhill neighborhood, Broad + Noble stands as a testament to the district's creative spirit and industrial heritage. This sophisticated multi-family apartment tower represents Toll Brothers Apartment Living's (TBAL) commitment to creating authentic, neighborhood-driven communities that resonate with both local character and contemporary living.
Being selected to design TBAL's first urban Pennsylvania project was both an honor and a responsibility. This wasn't just another development, it was a deeply personal endeavor in their own backyard, an emerging neighborhood a few miles away from their headquarters. The opportunity to partner with them on shaping Callowhill's evolution, even while navigating pandemic-era supply chain complexities, underscored the trust they placed in our team to deliver something meaningful for their home city.
Rather than imposing a predetermined aesthetic, our Design team immersed themselves in Callowhill's history and identity. Known for its connection to the arts and crafts movement and its community of artists, the neighborhood demanded a design that felt purposeful and rooted in place. Working closely with collaborators, we developed a modern vintage aesthetic with an eclectic industrial twist. The design layers warm industrial elements with soft, intentional details: fluted glass and ironwork are paired with gentle arches, terrazzo surfaces meet nature-inspired patterns, and a carefully curated art program features local artists.
The amenity spaces were designed to encourage both independent creativity and social connection. Co-working areas, branded as "You Space", invite open-minded exploration, while the 18th-floor sky lounge, media room, and private dining spaces offer impressive city views. On the ground floor, the design emphasizes connectivity to local retail and the Rail Park, celebrating the property's urban location as a key feature.
Broad + Noble's character is grounded, warm, and relaxed with an innovative mindset. The interiors reflect both respect for Philadelphia's past and a desire to experiment and look toward the future. Details throughout pay homage to the city's heritage and spirit, creating amenities that resonate with Callowhill's artistic community.
From the lobby's industrial warmth to the fitness center's elevated design, and the maker space's creative possibilities to the conservatory's natural light, every space reinforces the property's connection to place. The result is a community that feels authentically Philadelphian—a property that doesn't just exist in the neighborhood, but belongs to it.
