In Jersey City, along the Hudson River waterfront, Oliver on the Hudson emerges as a sophisticated multi-family community that bridges two distinct worlds. This NRP Group development celebrates the balance between Jersey City's evolving urban energy and the tranquility of waterfront living, creating an ideal retreat for residents who seek the best of both.
Bergmeyer's collaboration with the NRP Group on this project marked an important milestone, our first ground-up multi-family project in the greater NYC/NJ region and an opportunity to expand our client relationships in this market. The design journey took an unexpected turn when pandemic-era shifts reshaped thinking about home and work. Investment partners requested a fundamental rethinking of the traditional lobby to accommodate growing work-from-home needs. Through collaborative hand sketches, we integrated co-working functionality throughout the lobby and mail lounge—library tables, a dedicated study room, and booth-style workstations—reflecting a broader industry shift in understanding what amenity programming truly matters to residents.
Oliver's design philosophy celebrates refined nostalgia, balancing curated urban style with timeless European influences. Menswear-inspired motifs—clean pinstripe lines, striking patterns, contrasted textures—create playful confidence reminiscent of Manhattan's Financial District across the river. This boldness is softened by elegant residential details: herringbone wood floors, delicate marble-look tile, neutral palettes, and ornate trim. Royal jewel tone accents bridge these worlds, creating spaces that honor both past and present.
Our scope encompassed amenity spaces across six floors, corridors, unit finishes, and two fully furnished model units. The programming responds to residents' varying lifestyles: community kitchen and private dining for gathering, diverse work-from-home spaces for productivity, multi-level fitness center for wellness. Perhaps most unique is the commuter lounge, a thoughtful response to the property's rare adjacency to a ferry stop, featuring a coffee station, lounge seating, and transit board that makes the transition to New York City seamless.
Oliver on the Hudson stands as a carefully considered response to how urban dwellers want to live today. The design supports working, playing, gathering, and relaxing at home while encouraging residents to venture out and engage with the vibrant world around them, a home that achieves serenity by the city.
