Piper
Where coastal charm meets urban accessibility, Piper reimagines sophisticated apartment living through a design that honors Norwalk's seaside character while fostering the spontaneous connections and casual elegance of modern community life.

In Norwalk, Connecticut, where coastal charm meets urban accessibility, Piper emerges as a sophisticated residential community designed for those who seek connection to both New York City's energy and a slower, small-town rhythm. Developed for Toll Brothers Apartment Living (now Kennedy Wilson), this 21,700-square-foot amenity-rich property represents another successful chapter in Bergmeyer's longstanding partnership with the brand. The challenge: create a property that upholds TBAL's luxury standards while establishing a distinct identity. Each project needed to stand on its own while collectively announcing the brand's arrival in the region with strength and quality.
Our approach began with deep neighborhood research. Working alongside Barton Partners, Streetsense, and the client team, we studied both immediate and aspirational comparables that pointed toward the area's design trajectory. These insights helped us benchmark Piper against the market's future, ensuring the property would feel fresh and relevant for its 2025 opening.
The design narrative draws inspiration from Norwalk's coastal surroundings without defaulting to obvious nautical themes. Instead, Piper's interiors embody a lively sophistication, approachable yet timeless, polished yet relaxed. Weathered, patinated materials dialogue with reflective finishes, much like waves meeting rocky shores. Reflective metals layer against matte stone, refined woods contrast with natural textures, and soft fabrics anchor spaces in comfort. A palette of sea-inspired blues and greens punctuated by rust and yellow brings depth and vibrancy, while patterns shift between ordered structure and playful motion. The result is luxurious yet casual, an environment that inspires both adventure and community.
From the Mail Café to the Pet Playroom to thoughtfully designed Study Nooks, every amenity was programmed to foster spontaneous connection and support the rhythms of daily life. As with many TBAL collaborations, we partnered with art consultant Alchemy Station to curate a program featuring local artists, reinforcing Piper's commitment to place and the people who call Norwalk home. Designed collaboratively, the project required new approaches to remote teamwork during the COVID-19 era, while budget constraints and construction delays demanded agility anchored to the project's core brand foundation.
Piper is more than refined living, it's a reflection of its neighborhood, a gathering place for its community, and a home that balances coastal ease with urban sophistication. Here, casual elegance meets intentional design, and every detail invites residents to live fully, connect deeply, and feel genuinely at home.
